Penang Industrial Property Demand Surges as Global Supply Chains Shift East

CIMB Research’s recent site visits across Penang have uncovered a clear trend: demand for purpose-built industrial and logistics facilities is climbing fast, driven by multinational manufacturers rushing to set up production hubs in geopolitically stable markets.

According to The Star, the research house described the industrial segment as a “key bright spot” in Malaysia’s property landscape, even as it maintained a neutral stance on the broader sector.

The numbers tell the story. Affordable housing projects in the state are moving quickly, with SkyWorld Development’s Pearlmont achieving around 80% take-up at launch and Mah Sing Group’s M Amaya recording a 92% absorption rate. But it is the industrial side that is drawing the most attention from institutional investors.

Business Today reported that CIMB Securities highlighted rising demand for automated logistics facilities, a direct result of advanced manufacturing and warehouse automation requirements. PTT Synergy Group’s automation-ready logistics facilities are a case in point, reflecting the increasing sophistication demanded by occupiers in the sector.

These specialised industrial assets typically command premium yields and lower collection risk, backed by quality tenants, longer lease tenures, and higher switching costs for occupants.

Global supply chain diversification since the Covid-19 pandemic continues to channel investment into Malaysia, particularly Penang. The state’s competitive land costs, established infrastructure, and English-proficient workforce remain decisive advantages for foreign direct investment.

CIMB Research pointed to the New Industrial Master Plan 2030 as further structural support for the sector, noting that multinational corporations are increasingly positioning Malaysia as a strategic production hub for export markets.

Sime Darby Property has emerged as a standout developer, with its integrated financing platform and leasing solutions enabling tenants to scale operations along major economic corridors.

In the residential space, SkyWorld’s partnership with Penang Development Corp and PDC Properties targets more than 35,000 affordable housing units across two Penang sites, with a combined gross development value of RM13 billion.
